How it works:
How much will you pay for my Home?
Price is, of course, the biggest concern for most sellers. Here is exactly how we arrive at the price we can pay for your home:
1. First, we gather information about your home from the online application or on the phone, and then a home site visit if necessary. We review the homes history, financial status, needed repairs, and your timeline for selling.
2. We look at current market conditions, homes that have recently sold in the area of comparable size, amenities, condition, etc. We then figure our acquisition & holding costs, needed repairs (if any).
Once we find out all of the above, we determine an amount that we can pay for your home.
3. We then present you with written offer or letter of intent to purchase. You can take your time and think it over. Speak with your family members, etc.
If it’s a win-win for all parties involved, then we execute the contract. If not, then we part ways and you at least know your options.

FAQ’s
1. How much do you charge?
There is no fee to the home seller for our service.
The following example may assist you in understanding the all the costs involved in the standard process.
“Fair Market Value” is the gross revenue term. For example, let's say you have a property ‘worth' $150,000. On average, 95-97% of that value is offered for that home across the country. You could get an offer for that within about three months if you are fortunate. If all goes well, consider another 30-45 days for closing, and when all is said and done, you have made an additional four or five mortgage payments on your home since listing it for sale. Further, add a typical real estate commission of 6% for your realtor plus a 3% closing cost, in addition to the cost of any repairs (i.e.: paint, carpet, roofing, etc) that need to be made to get your home into selling shape, and you have a sensible picture of the standard home selling process.

2. If I don’t have enough equity to sell my home traditionally, what are my options ?

3. Does it matter if I have a Realtor?
Nothing against Realtors. (Some of us are licensed Realtors), Our years of experience has found it much easier to work with the homeowner directly. Our suggestion would be that you go ahead and fill out the form so we can contact you. See if this is an option you want to pursue. After that time, you may wish to contact your Realtor to see what happens if you find your own buyer . Sometimes commissions can be significantly lowered or termination of listing agreement fees can be negotiated.
4. I need to sell my home fast and I need cash to move, how fast can you close?
If you require all cash and need to move quickly, we have the means to provide you with a cash offer in just 3-5 days, if necessary.
5. Am I obligated to go with your service once I fill out your form?
You would only be obligated to our service if you enter into a signed contract with one of our professional homebuyers as you would with any real estate transaction. |
